Before you visit a model home

Do I need my own REALTOR® to buy new construction?

You don’t have to, but it’s smart. The builder’s on-site sales representative works for the builder. Your REALTOR® works for you, compares builders and communities, reviews the contract, and advocates for your protections.

Does it cost more to bring The Link Group to a new build?

In most new construction purchases, buyer representation is part of the builder’s marketing budget, so there is typically no out-of-pocket cost to the buyer. We confirm how it works for each community before you commit.

When should I contact you: before or after I visit a model home?

Before. Many builders require your agent to be with you, or registered, on your first visit. Bring us in from the beginning so we can represent you from day one.

Are builder incentives really a deal?

Sometimes. A rate buydown, closing cost credit, or design credit can be valuable, but it can also be tied to a builder-affiliated lender or offset elsewhere. We compare the true cost so you can see which incentive saves you the most.

Should I get an independent inspection on a brand-new home?

Yes. We recommend independent third-party inspections, including pre-drywall and final inspections, in addition to the builder’s own quality walk-throughs.
